  • Preparation of Assured Shorthold Tenancy Agreement and relevant notices in accordance with the Housing Act 1988 (as amended by 1996 Housing Act).
  • Collecting the first month’s rent and dilapidation deposit.
  • Signing up the tenant and releasing keys, forwarding copy documents and payment to owners.
  • Preparation of a detailed inventory of property contents and condition with supporting photos.
  • Collection of rent and payment to owner’s account by BACS according to each contract date monthly and preparation of detailed monthly statements.

  • Chasing late payers as necessary.

  • Inspecting the property every three months and forwarding a detailed report to owners.

  • Advising should any minor repairs or maintenance be necessary that are the Landlord’s responsibility.

  • Arranging for the garden to be maintained if and as required.

  • Dealing with any insurance claims i.e. getting quotations, completion of claim form and arranging for any insured repairs to be carried out.

  • Being the first point of contact so that owners do not have to deal direct with or take calls from the tenant

  • Any tenancy renewals, rent review notices, notice to quit etc

  • End of year spreadsheet of all transaction if required by your accountant

  • Ensuring that the landlord / property are compliant with current and ever changing legislation

  • When the property is empty between lettings:
    – Arrange for cleaning if necessary.
    – Close the utility accounts
    – Leave heating on timer during the winter
    – Arrange for any repairs.

  • Arrange to transfer the utility accounts to the tenant’s name.

  • Preparation of check out report and the end of the tenancy highlighting discrepancies as compared to the initial inventory.

  • Arranging repairs and negotiating the deposit deductions with the outgoing tenant. 

  • The Charge for this service will be 7% each month on the rental.

We understand letting a property is an unpredictable and demanding process.     No matter how long it takes us to find the right tenant, once the contract is signed and we have the keys to the property we promise to start paying you the rent on or before a set date.

  • So what’s the catch? There isn’t one!
    Many people ask us how we make our money, particularly when we charge no set up fees or commission.

    The answer is pretty simple – we pay you slightly less than the market rent value that we would hope to achieve for the property when we sub-let it but, in return take on all the risk and responsibility for managing it.

    Because we are experts in the rental market, we are pretty confident that the annual rental income you actually bank is more than you’d get if you decided to go it alone or use a traditional service.

    The maintenance that we cover is minor. As the property owner you are responsible for any major plumbing, all gas and electric maintenance and all roof issues. If a tap needs to be changed then as the landlord you would need to pay but if its just a small part then we would cover it. Any minor issues like small leaks or door handles etc you wont even know about it, but they will be registered for future reference.
